Thermal imagers see only heat or the lack of heat,many materials conduct heat at
different rates: and thats what we see in the images.
for example the image below shows the presence of water in colder darker colors(
lighter is hotter) because it is colder than the drywall which has been heated on the
exterior by the sun.

How do we survey?-Typically we do the survey when the temperature difference is better
than 20'F from outside to inside. Evenings is usually best.
How long does it take? 1-2 hours. Depends on the size of  the house and findings.
How long does it take to see images? On the spot.
Do insurance companies recognize this technology? Yes.
Can you find mold? Not directly, but mold  always needs dark wet environments to grow.
